   IVAN DOWNS – PLANNED COMMUNITY

Ivan Development, LLC came to
DDS ENGINEERING, PLLC  to facilitate the creation of their dream of a unique residential community. The developers wanted to provide a neighborhood in which all sizes of housing would be found, where a family could up-size and down-size without ever having to move out of the neighborhood. They saw a planned community where residents would know each other and interact at their community center, in their community open spaces, walking trails and in a small commercial core area. This type of development was found in the concept of New Urbanism and Traditional Neighborhood Development where varying house and lot sizes are designed into the fabric of the development.

DDS ENGINEERING, PLLC began this project with complete research, boundary and topographic surveys of the 136 acre site. We prepared initial concept plans, and as the concept for the development progressed, we worked with the local planning commission to insure that our clients’ goals met with understanding and approval from the staff of the commission. We held meetings with the clients and local utilities providers to coordinate the placement of shared easements that would minimize visual clutter and implementation cost. We completed exhaustive research into the existing utility services in order to provide our client with the most cost effective connection to these services. This included extending a gravity main to an existing Lift Station. DDS ENGINEERING, PLLC also designed all the required upgrades and  additions to the existing lift station to meet the required cycle times and emergency storage. Working closely with the utility company, DDS ENGINEERING, PLLC was able to use most of the of the hardware in the existing control panel and kept all new facilities and structures within the platted boundaries of the lift station lot. DDS ENGINEERING, PLLC prepared the necessary Zone Change Request documents and plans, preliminary and final Detailed Development Plans, Storm Water Pollution Prevention Plan (SWPPP), Drainage Report, and Construction Documents which include the lot layout plan, road plan and profiles for 23,560 lineal feet of primary road and alleys, sanitary sewer plans and profiles to service 280 residential lots, water main extension plans and profiles for the same, composite utilities plans, grading and drainage/storm water management plans, erosion prevention and sediment control plans, planting plans for landscape buffers and street tree plantings, and details and specifications relative to all these elements. We filed the plat for recordation for these lots and will perform the construction stakeout for this project as well.
